What it solves

The standard property inspection workflow has a gap between what happens on-site and what ends up in the report. You walk the property, you notice things, and then — often hours later, at a desk — you try to reconstruct what you saw into something structured enough to act on. Details get lost in that gap. A note like "roof drain near the northeast corner had some ponding" written from memory an hour later is a worse data point than the same observation captured the moment you saw it.

Typing notes in real time while inspecting isn't realistic either — you often need both hands, and phones are slow to type on while standing in a mechanical room. Voice memos solve the hands-free problem but just push the reconstruction work later: now you're transcribing an unstructured recording instead of typing from memory.

ChiefEO Inspector closes that gap. Push-to-talk dictation captures your observations as you make them, in the moment, hands-free. Deterministic field capture means the structured data — location, category, severity, whatever fields your inspection template requires — gets recorded as data, not buried inside a paragraph you'll have to parse later. The AI's role is narrowly scoped: drafting the narrative write-up from what you dictated and captured, on top of that structured foundation, not deciding what the structured facts are.

How it works

  1. Start an inspection and walk the property. Open ChiefEO Inspector on your phone or tablet and begin the walkthrough as you normally would.
  2. Dictate findings with push-to-talk as you go. Hold to talk, describe what you're seeing, and the tool captures both the structured fields (location, category, severity) and your spoken observations in real time — hands-free.
  3. Review the AI-drafted report and finalize. When the walkthrough's done, review the narrative draft built from your structured findings and dictation, make any adjustments, and finalize the report.

FAQ

Does the AI decide what the inspection findings are?
No. Field capture — location, category, severity — is deterministic and comes directly from what you select or dictate. The AI's role is drafting the narrative write-up from that captured data, not generating findings on its own.
Does it work without cell signal?
Yes. It's built as a Progressive Web App with IndexedDB storage, so you can keep working offline and sync once you're back in range.
Can I use it one-handed or hands-free?
That's the core design goal — push-to-talk dictation is meant to let you capture findings while your hands are occupied with the actual inspection.
What kind of properties is this built for?
It's built around commercial property walkthroughs — office, mixed-use, and similar — informed by real Class A office property inspections.
How mature is this tool?
Currently at v0.2.1, passing 242 out of 242 self-checks. It's an actively developed tool, not a finished-forever product, but the current version has been tested against a substantial self-check suite.
